Energy Performance Certificates

Energy performance certificates are required for marketing rental properties and within 28 days of initially marketing a property for sale. A certificate is valid for 10 years.

The EPC survey estimates the average energy costs for a building and how much carbon dioxide will be produced. This is used to give:

• energy efficiency and environmental impact ratings (from 1-100), similar to the ratings on fridges or washing machines, so that one house can easily be compared with another;
• recommendations for energy efficiency improvements;
• estimates of how much money you would save if you carried out improvement measures such as loft insulation, cavity wall insulation, low energy lighting, etc.

During the survey the assessor will:

• measure the dimensions of your property as the rating is the carbon emissions per metre²;
• review the wall construction and insulation;
• need access to the loft to measure the loft insulation and access to the hot water cylinder if you have one;
• review the type of heating systems, number of low energy lights and assess the amount of double and triple glazing in the property.

A 3 bed property takes about 40 minutes to survey and we aim to have the certificate ready within 24 hours.
